Performs a variety of skilled and semi-skilled tasks to maintain and repair residential, commercial, and vacant properties managed by SawyerVillage. In the absence of the Maintenance Coordinator, this position is responsible for the day to day operations of the department along with any additional responsibilities delegated by the Maintenance Coordinator. Responsible for ensuring timely repairs are made to all facilities managed by Sawyer Village Property Management.
ESSENTIAL FUNCTIONS: (includes, but is not limited to, the following)
- Repairs and/or replace plumbing fixtures unclogging sewer/drain lines.
- Repairs and/or replaces electrical fixtures.
- Performs grounds work and cleaning of vacant homes and offices.
- Performs inspections, repairs and cleans furnaces.
- Repairs and/or replaces a variety of household appliances.
- Removes trash from vacant homes, curbsides, streets and yards.
- Repairs and/or replaces screen doors, entry doors, and garage doors.
ADDITIONAL RESPONSIBILITIES: (includes, but is not limited to, the following)
- Parks and removes campers, trailers and boats located in the storage facilities.
- Repairs and/or replaces drywall and perform painting of interior of homes.
- Uses a variety of heavy equipment, i.e. bobcat, holder, hustler, and lawnmower for grounds work.
- Other job related duties as assigned.
Immediate peers, immediate supervisor/manager, customers and outside vendors/service providers.
Position very heavy: lifting objects over 100 pounds with frequent lifting/carrying of more than 50 pounds.
Physical factors include constant climbing, stooping, kneeling and reaching, driving and bending; frequent standing, walking, carrying heavy items, manual handling, use of hearing and smelling, use of midrange vision, depth perception, color and field of vision; occasional sitting, lifting very heavy items, pushing and pulling heavy items, crawling, and use of near and far vision. Working conditions include frequent exposure to weather, extreme heat and cold, noise and vibration. Potential hazards include frequent electric shock, patient and/or client contact and equipment. Protective equipment needed to perform the job includes work boots, safety glasses, gloves, ear plugs and hard hats, rubber boots, gloves, masks, and eye protection as required.
Education: High school diploma or equivalent required.
Experience: Minimum of 2 years of experience working as a maintenance worker required. Minimum of 2 years experience working on gas forced air furnaces required.
Certification/License: Will be required to undergo and successfully pass a background check. Must maintain good moral character standing. Must have valid drivers license and be insurable by the Sault Tribe Insurance Department. Must comply with annual driver's license review and insurability standards with the Sault Tribe Insurance Department. Will be required to complete and pass pre-employment drug testing.
Knowledge, Skills and Abilities: Must have knowledge of and be able to use power tools and equipment of the trade. Must have knowledge of and be able perform electrical, plumbing and appliance repair. Must have knowledge of and be able to perform snowplowing and lawn care. Must have knowledge of OSHA and Tribal safety standards. Must have knowledge of and be able to use bobcat, holder, hustler, lawn mower, chainsaw and weed eater. Must be ability to troubleshoot and repair a variety of maintenance problems. Customer service skills required. Must be able to perform painting tasks. Must be able to back up campers, trailers and motor homes. Must be able to interact with residents, contractors, team members, utility providers and general public in a professional and courteous manner. Must be able to carry pager on a rotating shift for emergency calls. Native American preferred.
