The Maintenance Repairer, under the direction of the Operations Manager or the Field Superintendent – Service, is responsible for assisting with the physical maintenance and repair of Housing Authority properties.
ESSENTIAL FUNCTIONS: (includes, but is not limited to, the following)
• Performs maintenance repairs including but not limited to plumbing, electrical and heating repairs.
• Installs housing hardware including but not limited to locks, doors and toilets.
• Completes work orders and material requests.
• Performs minor painting and drywall repairs.
• Cleans up (housing) units and yard debris.
• Tracks and logs time worked on projects and work orders.
• Coordinates work activities with team members and supervisor.
• Maintains Utility Authority pump houses.
ADDITIONAL RESPONSIBILITIES: (includes, but is not limited to, the following)
• All other job related duties as assigned.
Immediate peers, peers in other departments, immediate supervisor/manager, managers in other departments, customers, outside vendor/service providers and residents.
Position very heavy with lifting objects over 100 pounds with team or dual lifting and frequent lifting/carrying of more than 50 pounds. Physical factors include constant standing, walking, kneeling, travel; frequent carrying/lifting, pushing/pulling, climbing, stooping, reaching, manual handling, use of hearing, smell, near/midrange/far vision, depth perception, color/field of vision, bending; occasional sitting and crawling. Working conditions include frequent exposure to weather, extreme heat/cold, wet/humidity, noise and air quality and occasional exposure to vibration. Potential hazards include constant client contact; frequent exposure to moving mechanical parts, electric shock, equipment use and occasional exposure to high exposed places, chemicals, insecticides/pesticides, infectious exposure and needles/syringes. Personal protection equipment/clothing needed to perform the job includes hard hats, protective footwear and safety glasses.
Education: High School diploma or equivalent required.
Experience: Minimum of 2 years of experience in residential home maintenance required.
Certification/License: Trade or Technical School Certification in Water Operations preferred. Must obtain S4 Water Works Systems Operation Certification within one year of hire. Must have a valid driver's license and be insurable by the Sault Tribe Insurance Department. Must comply with annual driver's license review and insurability standards with the Sault Tribe Insurance Department. Will be required to undergo and successfully pass a background check. Must maintain a good moral character standing. Will be required to complete and pass pre-employment drug testing
Knowledge, Skills and Abilities: Knowledge of basic plumbing, HVAC and electrical required. Must be able to work under pressure and handle difficult situations. Must have basic math skills. Must be able to establish and maintain effective communication with co-workers, supervisors and the general public. Must be able to communicate effectively both orally and in writing. Position required being on call 24 hours a day/7 days a week to address maintenance emergencies in Housing Authority units. Native American preferred.
